LotSplit is a free tool made for the benefit of the building and investing community. Everything in it is provided as is, with no guarantee. You are solely responsible for checking every fact before you rely on it, and LotSplit has no liability to you for anything you do with it.
LotSplit is a service of Lucky Spirits Company Inc., doing business as LotSplit ("LotSplit", "we"). These terms apply to anyone who uses LotSplit at lotsplit.ai. By creating an account, or by using the site, you agree to them. If you do not agree, do not use LotSplit.
1. The information is not guaranteed
LotSplit gathers public records, zoning rules, listings, estimates and drawings, and works out what may be possible on a lot. That information can be incomplete, out of date or wrong. Whether a lot can be split, what can be built on it, its value, its rent, its price, its owner and any estimate or drawing are all approximate.
Nothing on LotSplit is a survey, an appraisal, a title search, a zoning determination, a legal opinion, financial advice or an offer of credit. Drawings and renders are illustrations, not plans.
2. You verify everything
Before you buy, sell, build, borrow, make an offer or contact anyone, you are solely responsible for confirming every fact yourself, with the city or county, a surveyor, an attorney, a lender, an appraiser or other qualified professionals.
3. No liability
To the fullest extent the law allows, LotSplit and the people and companies behind it are not liable to you or anyone else for any loss or damage of any kind arising from your use of LotSplit or your reliance on anything in it, including lost money, lost profits, lost deals and any direct, indirect, incidental or consequential damages. You use LotSplit at your own risk.
To the fullest extent the law allows, you give up any claim against LotSplit arising from your use of the site. Where the law does not allow that, LotSplit's total liability to you is limited to the amount you paid LotSplit in the twelve months before the claim, which for a free account is zero.
4. You hold LotSplit harmless
You agree to defend and hold harmless LotSplit and the people and companies behind it from any claim, loss or cost arising from how you use the site or the information in it, including how you contact property owners.
5. Funding requests
LotSplit is not a lender. When you send a funding request, you agree that it may be shared with lenders and partners who may fund it, and that LotSplit may contact you about it. A rough estimate is not an offer or a commitment to lend; any loan is between you and the lender, on the lender's terms.
6. Contacting owners
Owner and estate information comes from public records and may be wrong. You are responsible for following every law that applies to contacting owners, including do-not-call and solicitation rules.
7. Your account
Keep your password to yourself. LotSplit may suspend or close an account that misuses the site. LotSplit is free and may change, pause or end any part of it at any time.
8. Changes to these terms
LotSplit may update these terms. The date at the top shows the latest version, and using LotSplit after a change means you accept it.
9. SMS Terms
Lucky Spirits Company Inc., doing business as LotSplit, sends two kinds of text messages:
- Sign-in codes, sent when you create an account or reset your password, one per request.
- Listing alerts, sent only if you turn them on: when you save a search on LotSplit, you can tick the box that says LotSplit may text you about new listings that match it. Each alert names the property, its address, how many lots it can split into and a link to it on lotsplit.ai.
Message frequency varies, up to a few messages a day, between 6am and 9pm Eastern. Message and data rates may apply. Reply HELP for help, or STOP to stop listing alerts at any time; after STOP we send one message confirming it and no more alerts. You can also turn alerts off in your saved searches on lotsplit.ai. Carriers are not liable for delayed or undelivered messages. Texting is not a condition of using LotSplit.

10. Governing law
These terms are governed by the laws of the State of South Carolina.
